Site Plan Review – HV Zone – Planners: Paul Allred, Rick Whiting &
Jonathan Teerlink – The applicants, Melby Group and Rockworth
Development, have submitted drawings for a proposed 42,000 sq. ft. mixed use development adjacent to the Holladay Village Plaza. (This is item is a public hearing.)

7:40 PM 2 Nedco – 2979 Valley View Ave – Conditional Use Permit for Home
Occupation with Customers – Sales of Firearms – R-1-10 Zone –
Planner: Rick Whiting – Mr. Nelson Gardner has requested to sell firearms
from his home part-time to a select group of customers. (This is item is a
public hearing.)

8:00 PM 3 A Touch of Destiny Massage Therapy – 5111 S Loredell Dr. –
Conditional Use Permit for Home Occupation with Customers –
Massage Therapy – R-1-10 Zone – Planner: Rick Whiting – Ms. Destiny
King is a licensed massage therapist and has requested to operate her
business in her home. (This is item is a public hearing.)

8:20 PM 4. Dempster / Black Diamond – Permitted Site Plan Review – 2084 E 3900
South – C-1 Zone – Planner: Jonathan Teerlink – Applicant, Kyle
Demptser, having been granted a re-zone to C-1, now requests
Commission approval of a site-plan for a new drive thru coffee shop on the
Black Diamond campus. (This is item is a public hearing.)

8:40 PM 5. Alder Driveway Exception – 4145 S Morningstar Dr. – R-1-10 Zone –
Planner: Jonathan Teerlink – Applicant, Cory Alder, is requesting relief
from Holladay driveway width design requirements under ord.14.12.110. The Planning Commission will hear and possibly make recommendation to the City Council for exception to this regulation as per Holladay Ordinance 14.12.150. (This is item is a public hearing.)

9:00 PM 6. Roots Nursery Conditional Use Permit (Continued) – 5025 S Highland
Dr.– Conditional Use Permit Review – NC Zone – Planner: Rick Whiting
Applicant, Jeff Willardson, has requested a Conditional Use Permit in order
to conduct a retail nursery business at this site directly south of the
Cottonwood Mall. (The public hearing on this item is closed.)

7. Residential Building Corridor and Front Setback Code Amendment (Continued) – Planner: Jonathan Teerlink – The City proposes to amend
the method by which front setback and building corridor are calculated. A
six-month temporary regulation has been initiated by the City Council. Staff
has prepared language intended to amend and/or replace this current
temporary ordinance.
